Project Description

Project Overview
We are building a private, login-only homeowner dashboard that helps users understand and track their home value and equity over time.

This is not a public real estate portal and not a lead funnel.
It is a calm, brand-first, homeowner-facing product designed for trust, clarity, and long-term use.

Branding, market context, and detailed functional specifications will be shared after shortlisting.



Core Requirements (MVP Scope)

1) Authentication & Access
• Email signup and verification
• One-time SMS OTP verification at signup (Twilio)
• Login required for all app features
• Role-based access (standard user + super user/admin)

2) Homeowner Flow
• User enters a home address (single geographic region only)
• Guided chat-style onboarding (scripted or LLM-assisted)
• Ask up to ~8 property questions (beds, baths, condition, etc.)
• Run an on-demand valuation via a third-party data API
• Display:
• Value range (low / mid / high)
• Confidence indicator
• Optional follow-up questions:
• Purchase date
• Purchase price
• Approximate mortgage balance
• Interest rate
• Display an equity snapshot (estimated equity $ and equity %)

3) Dashboard
• Single “Primary Home” dashboard
• Clean, modern, mobile-first UI
• Monthly valuation history (simple chart)
• Equity overlay if financials are provided
• Calm, non-salesy copy

4) Admin / Super User
• View list of users
• View basic usage (last active, valuation count)
• View latest value and equity snapshot
• Ability to send SMS to users (Twilio)
• No automated lead scoring required in MVP

5) Integrations
• Twilio
• SMS OTP at signup
• Outbound SMS from admin
• Basic inbound SMS webhook handling
• CRM Webhook (GoHighLevel or equivalent)
• Push contact + key events (signup, valuation completed, equity completed)

6) General
• Mobile-first responsive web app
• Single app with role-based routes (no separate admin app)
• Code delivered to our repository
• Environment variables and setup documented



Explicitly Out of Scope (Important)
• No public pages or SEO
• No IDX browsing or home search
• No full data ingestion pipelines
• No machine learning training
• No multi-tenant SaaS
• No native iOS or Android apps
• No heavy analytics or lead automation



Tech Expectations
• Modern web stack (React / Next.js or equivalent)
• Secure backend (Node.js or Python acceptable)
• Clean API boundaries
• AI tools allowed and encouraged for speed
• Clear frontend / backend separation
• Secure handling of API keys and secrets



Timeline & Budget
• Timeline: 4–6 weeks
• Budget: Lean MVP. Proposals should respect scope.
(Expected range: mid four figures to low five figures USD depending on approach.)
