Build a Lightweight “Boots-on-the-Ground” Marketplace Connecting Real Estate Investors with Verified Local Notaries

Project Description

I’m looking for an experienced developer or small development team to build a low-cost MVP / beta version of a web platform for the real estate industry. The platform will function as a marketplace connecting real estate investors, wholesalers, and contractors with verified notaries across the United States who can act as “boots on the ground” for property walkthroughs.

This solves a common problem in real estate investing: investors often find deals in other states but cannot travel to inspect properties. Sellers frequently request buyers to physically view properties before taking offers seriously.

The MVP will allow investors to:

- Find verified local notaries
- Submit a property walkthrough request
- Receive photos/videos and reports from the notary

Payment for jobs will initially be handled off-platform (e.g., Venmo, Zelle). The platform’s long-term goal is to take a 15–20% commission from notaries per job. Payment integration can be added later.

How the MVP Should Work

1. Users

Verified Notaries / Field Agents

- Create a simple profile
- Upload verification documents (manual approval at first)
- Receive job requests and confirm via email/WhatsApp
- Upload photos/videos to a shared folder (Google Drive, Dropbox, or similar)

Investors / Wholesalers / Contractors

- Create a basic account
- Enter property addresses and submit a walkthrough request
- Receive property media from the notary

2. Search & Location Features

- Simple list view of notaries by city/state (no real-time map required for MVP)
- Profiles show basic information (service area, experience)

3. Service Request Workflow

- Investor submits property request
- Nearby notaries are notified manually (email or WhatsApp)
- Notary accepts the job and completes tasks
- Media is uploaded and shared with investor

4. Communication

- Basic communication handled outside the platform (email, WhatsApp, Slack, etc.)

Goal of the MVP

- Validate the concept with a small functional prototype
- Prove that investors will use notaries to conduct remote walkthroughs
- Build the foundation for future features: integrated payment, ratings, automated notifications, maps

- Listed budget ($1,500–$3,000) is for the initial MVP/beta version only
- The goal of this first phase is to create a functional prototype demonstrating the core workflow
- If successful, I plan to continue development with the same team to add advanced features and full platform functionality
