Description:

I am looking for an experienced developer to build a custom Property Management System (Web Application).

I own 6 buildings with multiple apartments and shops, and I need a system to manage all operations efficiently in one place.

Core Features:

1. Property & Unit Management:
- Add and manage multiple buildings
- Add units (apartments, shops, offices)
- Track unit status (occupied / vacant)

2. Tenant Management:
- Tenant name, phone number, and details
- Link each tenant to a specific unit

3. Lease Management:
- Lease start and end dates
- Contract details
- Upload lease documents (PDF)
- Automatic reminders before contract expiry

4. Rent & Payment Tracking:
- Monthly fixed rent (no partial payments)
- Record payments manually
- Track payment status and history
- Identify late payments

5. Automated Invoices & Receipts:
- Generate invoices before payment
- Automatically generate payment receipts (PDF) after payment
- Receipt must include:
- Tenant name
- Property and unit details
- Payment amount
- Payment date
- Unique receipt number
- Automatically send receipts via Email and WhatsApp

6. Notifications System:
- Email + WhatsApp notifications (official API such as Twilio)
- Alerts for:
- Contract expiry (e.g., 30 days before)
- Late payments
- Payment confirmations
- Notification log (audit trail)

7. Expenses & Maintenance:
- Track expenses per building
- Log maintenance (issue, date, cost, unit)
- Maintenance history

8. Dashboard & Reports:
- Total income
- Total expenses
- Net profit
- Occupancy rate
- Vacant units
- Late tenants
- Financial and operational reports

9. Government / Municipality Tracking:
- Store due dates for fees (e.g., municipality)
- Send reminders before due dates

Technical Requirements:

- Web application (mobile-friendly / responsive)
- Backend preferably Laravel (or suggest best option)
- API-based architecture (for future mobile app)
- Secure login system (single admin for now)
- Scalable structure (future multi-user roles: manager, accountant)
- Cloud deployment (VPS)

Notifications:

- WhatsApp must use official API (e.g., Twilio)
- No unofficial solutions

Additional Requirements:

- Clean and simple UI/UX
- Fast and reliable performance
- Backup system
- Ability to expand in future (mobile app)
