LandLinkX: Custom Land Development Marketplace

Project Title: Build a Professional Marketplace Platform for Landowners, Investors, and Builders

I need a developer or development team to build a full custom web platform called LandLinkX. This is not a basic brochure website. It is a marketplace platform for land development opportunities, similar in concept to Zillow, LoopNet, or Airbnb, but focused specifically on connecting landowners, investors, and builders. The platform needs to include a polished public website, user registration, role-based dashboards, property listings, search filters, messaging, membership/payment features, and an administrator dashboard.

The public website will include pages for Home, Listings, Landowners, Investors, Builders, FAQ, Contact, Login, and Sign Up. The main navigation should be simple: Home, Listings, Landowners, Investors, Builders, with Login and Sign Up on the top right. The homepage should have a premium, clean design with a strong hero section, property search, featured listings, explanation sections for each user type, and calls to action such as List Your Property and Find Investment Opportunities.

The platform must support three primary user types. Landowners need to create accounts, list properties, upload photos, surveys, maps, documents, utilities, zoning information, pricing, descriptions, and manage inquiries. Investors need to search listings, save favorite properties, save searches, view detailed property pages, contact landowners, and purchase AI development reports. Builders need to create company profiles with logos, insurance, licensing, service areas, specialties, portfolio photos, and communicate through the platform.

Each user type needs its own dashboard. The Landowner Dashboard should include My Listings, Add Property, Messages, Analytics, Billing, and Account Settings. The Investor Dashboard should include Search Properties, Saved Properties, Saved Searches, Messages, AI Reports, Billing, and Account Settings. The Builder Dashboard should include Company Profile, Portfolio, Messages, Membership, and Account Settings. The Administrator Dashboard should allow management of users, listings, memberships, support tickets, reports, site settings, featured listings, and platform activity.

Property listings are a major part of the platform. Each listing card should show a large property photo, asking price, acreage, city/state, property type, development potential badge, and a View Property button. The full Property Details page should include a photo gallery, property facts, description, interactive map, documents, utilities, zoning, nearby information, contact options, and related listings. Investors may see the landowner’s phone number only if the landowner allows it. Builders must never see landowner phone numbers and must communicate only through internal messaging.

The site needs advanced search and filtering. Users should be able to search by state, county, city, ZIP code, price range, acreage range, property type, zoning, utilities, development potential, and keyword. There should also be a map/search experience where listings can be viewed in grid or map format. Investors should be able to save properties, save searches, and receive alerts when matching listings are added.

The platform should include secure messaging, notifications, user authentication, role-based permissions, file uploads, mobile responsiveness, email notifications, Stripe or similar payment processing, memberships, AI report purchasing, and downloadable reports. Security is important, including password protection, email verification, protected dashboards, admin audit logs, and access control by user role.

This project is much further along than a typical startup concept. Over the past several weeks, I have already completed the planning and design phase, including the overall website layout, navigation, page structure, user flows, dashboard layouts, feature list, button placement, page wording, and platform functionality. I have a clear vision of exactly how the website should operate and look. I am looking for an experienced developer or development team to bring this vision to life, not to redesign or reinvent the platform. I am looking for a developer who can build the complete platform turnkey, not just a design mockup.
